Terms & Conditions

By accessing and using this website (the "Website") and making a booking through it, you (the "Guest" or "Customer") agree to be bound by these Terms and Conditions (the "Agreement"). If you do not agree with any part of these terms, you must not use this Website or make a booking. EZ Group (the "Company") reserves the right to modify these terms at any time without prior notice. Your continued use of the Website following any such modification shall constitute your acceptance of the revised terms. If you object to any modification, your sole remedy is to discontinue use of the Website and cancel any pending bookings in accordance with the cancellation procedures set forth herein.

Booking & Payment Obligations

By completing a booking through this Website, you agree to pay the full accommodation fee for the entire duration of your stay (the "Booking Amount") in full at the time of booking. No partial payments or installment arrangements are permitted unless explicitly agreed in writing by the Company and confirmed via email from an authorized representative. Payment must be made exclusively through the payment methods available on the Website at the time of booking. The Company accepts various payment methods including but not limited to credit cards, debit cards, bank transfers, and other digital payment options as displayed on the booking page. You represent and warrant that you are the authorized cardholder or account holder and that the payment information you provide is accurate, valid, and current. You further represent that you have the legal authority to authorize the charge against the payment method used. By submitting your booking and clicking the "Complete Booking" or equivalent button on the Website, you explicitly authorize the Company to charge the full Booking Amount to your chosen payment method. You acknowledge that you have read this Agreement in its entirety, understand all terms and conditions, and agree to be bound by them. You further acknowledge that you have authorized the charge and that your payment constitutes a binding and legally enforceable contract between you and the Company. The Company shall have the right to charge your payment method immediately upon booking completion. You cannot dispute or rescind this authorization unless you cancel your booking in accordance with the cancellation procedures set forth in Section 6 hereof.

Property Rules & Regulations

Each rental property listed on the Website includes specific house rules, regulations, and operational guidelines (the "Property Rules"). These rules are displayed on each individual property page and are made available to you before you complete your booking. The Property Rules are an integral part of this Agreement and are incorporated herein by reference as if set forth in full. By completing your booking, you expressly acknowledge that you have reviewed the Property Rules applicable to your selected property and agree to comply with them in their entirety. You agree to comply fully with all Property Rules during your stay. The Property Rules govern all aspects of your occupancy and use of the property, including without limitation quiet hours and noise restrictions, guest occupancy limits, pet policies, smoking policies, use of amenities and facilities, parking and access regulations, restrictions on commercial activity, prohibition of illegal substances or activities, and any other behavior specifications or operational requirements specified on the property page. These rules are established to ensure the safety, comfort, and peaceful enjoyment of the property by all guests and to maintain the integrity and condition of the premises. The Company reserves the right to enforce Property Rules strictly and to take immediate action in the event of any breach. Should you breach any Property Rule during your stay, the Company may, at its sole discretion, terminate your stay immediately and require you to vacate the property without notice or further communication. In the event of breach, you may be held liable for all damages to the property and associated losses, and the Company may pursue all available legal remedies, including civil litigation. No refund of any portion of the Booking Amount will be issued for early termination due to rule violations. Additionally, the Company reserves the right to pursue damages beyond the Booking Amount for any harm caused by your breach.

Check-In & Check-Out

The standard check-in time is 15:00 (3:00 PM) on your arrival date. The property is not available for occupancy or access before this time. Early check-in may be available at the Company's sole discretion and only if requested in advance and approved in writing by an authorized representative. Any approved early check-in may be subject to an additional fee, which will be clearly communicated to you before confirmation. The standard check-out time is 11:00 (11:00 AM) on your departure date. You must vacate the property entirely and return all keys to the designated location or to an authorized representative by this time. Check-out includes removal of all personal belongings, departure from the premises, and return of access devices or keys. Your failure to check out by the designated time may result in additional charges imposed by the Company to compensate for loss of revenue and administrative costs incurred. If you remain in the property after the 11:00 AM check-out time, a late check-out fee will be charged to your original payment method. The Company reserves the right to impose reasonable fees to cover administrative costs, housekeeping delays, and loss of revenue incurred due to delayed check-out and the inability to prepare the property for subsequent guests. These charges will be applied automatically without further notice to you. If you remain in the property significantly beyond the check-out time or refuse to vacate, the Company reserves the right to involve local authorities to enforce your departure.

Guest Identification & Documentation

Upon check-in, you must present a valid government-issued photo identification document such as a passport, national identification card, or driver's license to confirm that your identity matches the name associated with the booking. The primary guest on the booking must be present at check-in for identification purposes unless other arrangements have been made in advance and approved in writing by the Company. If you are a foreign national whose country of residence requires a visa to enter Israel, you must present a valid entry visa or entry documentation at the time of check-in. You acknowledge and agree that it is your sole responsibility to ensure that you have obtained all necessary visa documentation before your arrival in Israel and before attempting to check in to the property. The Company assumes no liability whatsoever for denied entry, deportation, or any other consequences resulting from your failure to obtain, possess, or present required visa documentation. The Company will not issue a refund if you are unable to enter the country or access the property due to visa deficiencies. The Company reserves the right to refuse check-in if your identification does not match your booking name, if required visa documentation is not presented or is invalid, if you appear to be in violation of any applicable laws or regulations, if you are listed on any government watchlist or security database, or if you refuse to present required documentation. Additionally, the Company may refuse check-in based on other reasonable concerns regarding your suitability as a guest. No refund of any portion of the Booking Amount will be issued if entry is refused due to your failure to present required documentation or for any other reason within your control. The Company collects, processes, and stores certain personal information from you during the booking process and your stay, including but not limited to your name, contact details, identification information and communication records. This information is collected solely for the purposes of processing your booking, managing your reservation, communicating with you regarding your stay, and complying with applicable legal obligations. The Company takes the protection of your personal data seriously and implements reasonable security measures to protect your information from unauthorized access, disclosure, or misuse. Your personal information will not be shared with third parties except as necessary to facilitate your booking or as required by law. Cancellations & Refunds

Cancellations made seven (7) or more days prior to your scheduled check-in date are eligible for a full refund of the Booking Amount, minus any non-refundable platform fees, payment processing fees, or other administrative charges if applicable. Such refunds will be processed to your original payment method within seven to ten business days of cancellation confirmation. For cancellations made fewer than seven days prior to your scheduled check-in date, the Company reserves the right to impose a cancellation fee. The Company reserves the right to impose a cancellation fee to recover losses incurred in preparing the property for your stay and managing the reservation, including property preparation and cleaning costs, administrative processing fees, lost rental income that cannot be recovered, and utility and maintenance costs. To cancel a booking, you must notify the Company in writing via the Website's cancellation portal, the booking confirmation email, or through official email communication to the Company's customer service address before 11:59 PM on the date that determines your cancellation eligibility. The date and time of cancellation notification shall be the sole determining factor for calculating cancellation fees. Verbal cancellations, messages through third parties, or informal notifications will not be recognized as valid cancellation requests. You will receive written confirmation of your cancellation via email, which serves as proof of the cancellation date and time. If you fail to arrive at the property without canceling your booking at least 24 hours in advance of your check-in time, your reservation will be treated as a no-show. In the event of a no-show, you remain liable for the full Booking Amount. The property will be held in your name for 24 hours from the scheduled check-in time before being released for other bookings. The Company will attempt to contact you regarding your absence, but failure to reach you does not release you from your financial obligation. No refund will be issued for no-show situations.

Liability & Damages

You are solely and exclusively responsible for any damage to the property, furnishings, fixtures, equipment, or any other components of the rental accommodation caused by you or your guests during your stay, beyond normal wear and tear. Normal wear and tear includes minor surface marks, faded items from regular use, and other minor cosmetic issues resulting from ordinary occupancy. However, you are responsible for all intentional damage, negligent damage, or damage resulting from violation of Property Rules or misuse of the property. The Company reserves the right to charge your original payment method for the full cost of repairs, restoration, or replacement of any damaged items. The Company may withhold a portion of your Booking Amount or charge your payment method post-checkout to cover damage costs and associated expenses. An itemized list of charges, including photographic evidence when applicable, will be provided to you within 14 days of checkout. If damage costs exceed the Booking Amount, you agree to pay the additional amount within 14 days of receiving the itemized statement. Failure to pay additional damages may result in further collection action or legal proceedings. The Company is not responsible for interruption or unavailability of services beyond its reasonable control, including internet outages, utility failures, or technical issues. The Company is not liable for loss or theft of personal belongings, valuables, or items left in the property. You are solely responsible for securing your personal items. The Company is not responsible for injuries or accidents occurring in or around the property, except in cases of gross negligence or willful misconduct by the Company. The Company is not liable for utility outages or supply disruptions caused by factors beyond its control. The Company is not responsible for acts of God or force majeure events, including natural disasters, pandemics, wars, or other unforeseeable circumstances beyond reasonable control. You use the property entirely at your own risk and are strongly advised to obtain comprehensive travel and property insurance before your stay.

Dispute Resolution & Governing Law

Any disputes, claims, or disagreements arising from this Agreement or your use of the Website shall first be addressed through good-faith negotiation between the parties. You agree to contact the Company in writing and provide a detailed explanation of your complaint or dispute. The Company will respond to your written complaint within 14 days and will attempt to resolve the matter through direct communication and negotiation. If the dispute remains unresolved after good-faith negotiation efforts for a period of 14 days from the Company's initial response, either party may pursue further legal remedies. If disputes cannot be resolved through negotiation, such disputes may be escalated and shall be governed by and interpreted in accordance with the laws of the State of Israel, without regard to conflict of law principles. Both you and the Company agree to submit to the exclusive jurisdiction of the courts located in Tel Aviv, Israel, for resolution of any legal disputes. You consent to personal jurisdiction in Tel Aviv and waive any objection to venue in Israeli courts. You agree that any legal action must be brought individually and not as part of any class action, collective action, or representative proceeding.
